Additional information about vacancy:

  • Salary range: minimum USD 5,000 gross;
  • Benefits: Health Insurance, yearly performance bonus (at the end of year), 13th salary;
  • No specific preferences for candidate’s profile, only preferably older than 40 years, Vietnamese only;
  • Currently there are 6 staff in Legal Dept. (to be managed), reporting directly to CEO;
  • Travelling will be required only occasionally, will be covered by the company;
  • Work location: HCMC, D1;
  • 2 months probation (salary paid 100% within the period, insurance included), after – contract for 2 years;
  • Working hours: Monday – Friday, commitment for ½ (half) of working day, meaning if employee accomplishes objectives within 4 hours in work at office, he/she is free for the rest of day;
  • Preferred background: M&A Legal, Corporate Legal, Project Legal, additionally to law also technical background (plot plan, architectural plan etc.).
  • Main challenge: deal and have relations with Government Authorities in coordinating, negotiating project conditions following the local laws.

Scope of work:

  • Receive and handle/ solve the residents’ matter;
  • Plan and maintenance utilities associated with the building;
  • Quality management of contractors providing sanitation, security and other services for the building;
  • Manage and supervise the activities at building ;
  • Plan to take care of building resident’s life;
  • Contact local authority for assistance when needed;
  • Control expenses reasonably and ensure proper operation of the building;
  • Maintenance management of buildings, and all other equipment and assets associated with the building;
  • Manage building staff (Admin staff – Cashier, Technician, Cleaner, Security guard…)
  • Prepare revenue and expenditure plans and report the monthly / quarterly operating costs of the building;
  • Other tasks assigned by Manager.

Requirement:

  • Graduate from Electrical/ Mechanical major, Business Administration, Building Management or other related major.
  • Possess Building Management certificate.
  • Have at least 03 year experience at the same position.
  • Can communicate in English is an advantage.

Job Scope(s):

  • Build up the regulation, procedure and guideline for CS and Property operations.

  • Provide direction and clear solution for customer’s enquiries and complains.
  • Manage the maintenance, repair building and all of the equipped assets and facilities.
  • Conduct meeting with contractors to follow and resolve all the damages and incidents during guarantee period.
  • Receive and resolve residents’ matters.
  • In charge of selection and training management – operation team.
  • Prepare reports in monthly/quarterly in financial management of operation building;
  • Make transaction with local government and other related parties;
  • Other will be discussed during interview.

Skill Requirement(s):

  • Possess certification of building management
  • Good communication in English
  • Have at least 5 year experience as the same position in apartment building
  • Skill of problemsolving, communication, time management
  • Well organized, can work independently or teamwork
  • Working overtime when needed.

Head of Sales & Marketing – Residential Development.

Report to : Chief Investment Director

Position Description

  • Assume full responsibility for and overall direction over the sales and marketing strategies for selling the residential development investment projects
  • Immediate project, a high-end, over $100 million fully-integrated beachfront resort and residences

Key areas of focus include:

  • Providing commercial input on required legal documentation/contracts
  • Administration oversight of residential sales to meet/exceed board approved investment targets
  • Preparing sales and marketing campaign from pre-launch to sales completion
  • Managing third-party agents
  • Overseeing on-site sales galleries and preparing marketing collateral materials
  • Co-ordinating cross departmentally to ensure smooth execution of sales campaigns through to villa handover

Qualifications

  • 5 - 7 years of relevant industry positions, along with managerial experience overseeing
    directing teams in service-oriented organizations

Experience and Knowledge

  • Deep knowledge of Vietnam residential market and general property ownership legal framework
  • Residential sales management expertise, including background in sales collections, lead follow-up, marketing campaigns, third-party agents, and administration of deposit agreements
  • Understanding of local property sector rules and conventions
  • Experience in the residential second-home market and perspective on the key players and products types
